Crime Trend analyses ABS and state-level crime statistics for the preceding 12 months, adjusted for population changes.
Price Growth (1yr) uses median sale price data from CoreLogic / Domain, comparing the latest 12-month rolling median against the prior period.
Price vs 5yr Avg measures how the current median compares to the suburb's own 5-year rolling average. Negative values may indicate the suburb is undervalued relative to its history.
Investor Signal is a composite score combining school trend, crime trend, price momentum, rental yield estimates, and supply/demand indicators.
Emerging badge appears when a suburb's school trend is "improving" AND the median price is below the state median, signalling potential growth corridors.
